Seomyeon

Seomyeon is the center of gravity for Busan. The Line 1 and Line 2 interchange feeds an extensive underground city of shops, while above ground the Lotte flagship, the famous pork-soup alley and the nearby Jeonpo cafe street draw crowds day and night. Busanjin-gu holds the city's highest concentration of young adults, giving Seomyeon a youthful, fast-moving energy. For investors, that young-renter density is the draw: small units here post the city's better gross yields, around 3%, and the central, transit-anchored location keeps them liquid. The trade-offs are real, Busan is aging and shrinking, and prices remain well below the 2022 peak, but as the youngest, most resilient district, Seomyeon is the city's clearest yield-and-cash-flow bet for those comfortable with KRW exposure.
